Welcome to April's issue of The Realtors' Newsletter! Three helpful things this month for you! 1. TWO of the 5 Critical Reasons your Sellers Should Stage their Vacant House, EVEN in this seller's market! 2. Our 2 vacant full-house staging packages for under $2000! 3. A house-showing freebee for you to give to your sellers! |
FIRST, I just have to show you this beautiful house in Portersville, which I was recently blessed with the opportunity to stage thanks to a very wise Realtor, Jay Mosby, with BHH. :-) Most of the furniture is theirs and the accessories are mine -- they removed a ton of furniture per our consultation; I reworked it all and rearranged and accessorized the heck out of it to really show off its features. |
Including the "Before Staging" photos below, from the same angle. Beautiful home, but can you see what a difference staging made? |
What do you think buyers will think? |
Part One Could that vacant house you had listed that sold in 2 weeks actually have started a huge bidding war, and ended up selling for thousands more? Statistically, YES! It very well could have. What could have made the difference? Staged houses sell 70-80% faster and for up to 6-20% more than homes left vacant when selling (National Association of Realtors). WHY???.... |
#1 People Don't Buy Houses, They Buy Homes The number one reason a buyer purchases a house is because it “felt like home.” It was warm, inviting and the buyer made an emotional connection with the home. When have you ever heard of an empty room described as warm and inviting? Sterile, cold and uninviting are the three most popular words to describe an empty room. People will pay more for that emotional connection. They connect to a place that feels like home. |
#2 When A Room Is Kept Empty, Buyers Focus On Negative Details What do you notice when you see the room on the left in the photo below? Do you see the potential this room has, or are you distracted by all the odd wall fixtures and random furniture? It’s so much easier to notice a crack in the wall, or the chip in the tile, when there is nothing else to look at. Home staging capitalizes on the positive aspects of a home, while de-emphasizing negative aspects in order to position a home so that it will make that emotional connection with buyers. |

Our answer to these Vacant House selling statistics makes it EASY for you and your sellers! Introducing.... |

Everyone thinks vacant staging costs a fortune. No! It doesn't!! At Home Transformations Staging & ReDesign, sellers with a standard, smaller-sized-room house have the choice of two packages. We break it out so you and they know ahead of time what they'll get for the money. Both packages include everything they'll need. All.Of.It: the design, packing, delivery, set up, staging and destaging services for these rooms, and the first month's rental. You and your sellers do nothing except call us and enjoy the transformation! :-) |
To help you "visualize" these packages, I made this graphic above. These listing photos would be beautifully staged instead of empty, attracting buyers first by the attractive, inviting pictures, then again during the showings when they are imagining themselves moving right in! Look how many rooms are included in these packages! (Blue= Key Rooms; Red= additional rooms added on for Full House Package) |
1. Our “Key Rooms” Package includes quality, on-trend staging of the key rooms of a smaller house. These are the rooms that, statistically, buyers like to see staged because it helps them the most with visualizing the rooms. Included: - Living room
- Dining room
- Kitchen
- Master bedroom
- One bathroom
2. Our “Full House” Package includes the Key Rooms Package plus 3 additional rooms, including a second living room, of a small house. This will really complete the look and feel of the house. The more rooms you can stage, the better the experience will be for potential buyers. It helps fill in the “picture” for them. Included: - Living room
- Dining room
- Kitchen
- Master bedroom
- First bathroom
- Second bathroom
- Family room or second living space
- Entryway
It's important to note that EVERY house we plan is custom-designed and staged. These packages are not cookie-cutter, but all items are selected based on what the house needs to draw attention to its style and features in order to attract the most buyers. |
For complete service and first month's rentals included: Key Rooms Package: $1550. (rentals for month two, if needed: $500) Full House Package: $1950. (rentals for month two, if needed: $650) And of course we stage all homes to prepare them to look their best; larger houses or unique situations fall under the "Custom" category on our website. |

This month, I am adding a "Home Seller's Etiquette" Guide PDF on my Realtor's Resource Page! It includes helpful tips for your sellers on what they should and should not do when showings are scheduled. Feel free to use it! You can download it, attach your business card, and give it to your sellers, along with the other helpful guides already on the page! (That page is Bookmark-Worthy! :-) |

ALL houses can use staging of some kind, from a one-time Pre-Listing Occupied Home Consultation, to hands-on transformations with the owner's belongings, to full staging of vacants and occupieds, complete with furniture and accessory packages as needed. Every house and its needs are different, so call and we can chat about what service would fit each home most appropriately! We want to make YOU look GREAT and work with you to help market your properties! |

NOTES: any prices are current as of 4/1/21 All photos are mine and examples of my own staging. |
