Have you added staging and styling services to your back pocket?

Ever had that sinking feeling that your sellers' occupied house isn't going to show as well as you hoped it would? ....when you know that it would appeal to more buyers and sell for more, but it lacks that "something" that will attract and keep more buyers? 

 

But if you bring it up, you could send your sellers running in a panic to another listing agent!  Besides, you aren't really sure what to say or what advice to give them, anyways.

You don't even have to say the word, "stager."  Just don't.  Most people misunderstand what "staging" means, so reframing it to say "someone who specializes in getting houses ready to sell" makes much, much more sense to sellers!  Then I'll talk to them about how I can help their house appeal to the most buyers possible, answer their questions, and show them the value I can bring to their selling process.

 

It is really a seller's mindset shift.  We discuss then apply this while we work together to transform as many rooms as we can within our time frame.  Sellers and Realtors alike are always amazed by the difference certain small changes can make!

Perhaps you've had that same feeling when it's a vacant house that's going up for sale. You know that buyers are drawn to staged homes. Buyers spend 8 minutes on average in a vacant house, but 44 minutes in a staged house. Why is this?

Now, I'm not a Realtor, but I would imagine it is hard to have that conversation with your sellers: "We need to reduce your listing price." But do you really?  Have you tapped in to your local Realtors' Secret Weapon before losing out on thousands of dollars?

 

Before you Reduce, Level-up the "Buzz"!  

Instead, do something to raise the perceived VALUE of your homes for sale, and show buyers what they want. A home staged and styled will STAND OUT among the competition!  It will get more online interest, more showings, more buzz, and better offers. 

 

Take new photos and wa-la!  It WILL get buyers' attention!

 

A price reduction is pure profit that your sellers, and you, are losing.

 

A price-reduction still doesn’t equate to move-in ready, further reducing the buyer-pool and therefore still extending your time on the market.

 

But for less than that price reduction you are considering:

       ** vacant homeowners could stage their entire vacant house and really make it stand

           out to buyers,

                   OR

       ** occupied homeowners could easily schedule a hands-on, working consultation to

           bring new life into their "lived-in-look," ramping up the value of the listing photos

           and the emotional impact of the showings.

 

NOW is a fantastic time to stage if it's vacant, or have me work with your occupied home sellers to style their house to appeal to more buyers.
