Now, I'm not a Realtor, but I would imagine it is hard to have that conversation with your sellers: "We need to reduce your listing price." But do you really? Have you tapped in to your local Realtors' Secret Weapon before losing out on thousands of dollars?
Before you Reduce, Level-up the "Buzz"!
Instead, do something to raise the perceived VALUE of your homes for sale, and show buyers what they want. A home staged and styled will STAND OUT among the competition! It will get more online interest, more showings, more buzz, and better offers.
Take new photos and wa-la! It WILL get buyers' attention!
A price reduction is pure profit that your sellers, and you, are losing.
A price-reduction still doesn’t equate to move-in ready, further reducing the buyer-pool and therefore still extending your time on the market.
But for less than that price reduction you are considering:
** vacant homeowners could stage their entire vacant house and really make it stand
out to buyers,
OR
** occupied homeowners could easily schedule a hands-on, working consultation to
bring new life into their "lived-in-look," ramping up the value of the listing photos
and the emotional impact of the showings.
NOW is a fantastic time to stage if it's vacant, or have me work with your occupied home sellers to style their house to appeal to more buyers.
