What a beautiful Fall we've been having!!

 

Jake kept up with his Kal lake swimming until about mid-October 🥶!

 

We are feeling settled in to our "back to school" routine and are looking forward to all the new activities that Winter brings.

  ⛷☃️🏂

Never a dull moment around our house with Iris and Jade growing and changing at a rapid rate.  Not to mention the always expanding list of projects we have on the go for @homesokanagan!

Happy November everyone!

 

The September market stats are staggering! 

As I’m writing this, October is proving to be much of the same.

 

We are in a strong Sellers market….very low Buyer inventory (home choices) and the average house price is just over $500,000 for a single family dwelling.

 

Having said that, I'm still seeing some good choices for buyers out there!

 

I've provided a variety of statistical information below ⬇️

The OMREB real estate market continues to achieve historical highs in the middle of a pandemic driven recession.  There were 3,322 residential sales in the third quarter of 2020, a 56.1% increase compared to the same period last year.

KELOWNA, B.C. – September 2nd, 2020: Pent-up Demand Continues to Drive Local Residential Real Estate Market:

Residential sales for August decreased slightly to 1,034 compared to July’s 1,094 total units sold across the region of Revelstoke to Peachland yet remained up compared to this time last year by 43%, reports the Okanagan Mainline Real Estate Board (OMREB).

Residential sales for September saw a 12% uptick to 1,159 compared to August’s 1,034 total units sold across the region of Revelstoke to Peachland. September residential sales also surpassed last year’s sales by 78%, reports the Okanagan Mainline Real Estate Board (OMREB).

Second homes and the principal residence tax exemption:

From what I have read, the demand for cottage properties has soared during COVID-19. City folk are eager to get out of the city for a change of scenery, especially since many people are still working from home. So the idea of having your laptop set up on the dock of your second home is definitely appealing. And if you are on the selling side, you likely have benefitted from the high demand for properties.
