Tank Tower - Maintenance and Common Area Project Weeks 5&6

Dear Owners & Residents,

 

Below is an update weeks five and six of our major project for 2020.  If you missed any of the prior newsletters they can be found on the TankTower.com.au News page. 

 

WARNING - Driveway repairs - NO ACCESS to Carpark during works

The works are confirmed to start Tuesday 18th of August. 

Driveway pipe repairs will restrict all access to the driveway for the entire day.  If you will require access to your vehicle then you must have it removed from the carpark before 6:30am on the day and will not be able to return it to the carpark until the work is completed.

 

Level 5 Recreational Area - Committee Meeting and Furnishing

On Monday the 3rd of August the committee held the first meeting in the completed recreational area, and all agreed the area was now a more suitable location to hold meetings during the cold winter evenings! 

 

The committee meeting minutes will soon be sent to all owners.  Below are a few key highlights about the committee decision to complete the recreational area:

  • Purchase a new 58" Smart TV
  • Purchase a new large table
  • Relocation of the lobby lounge and plant (and purchase new lobby furniture)
  • A new powerpoint near the bench
  • Fix exterior lights that were not working
  • Modifications to door locks
  • No smoking signage

 

The committee also agreed to reopen the gym and recreational area, with social distancing constraints, from Tuesday 5th of August subject to review depending on future COVID19 government updates.  The pool will be reopened at a later date due to filling, cleaning, chemical balance and so on.

The photo above shows the finished Recreational Area with new TV and large table and is now available to all residents between the hours of 7am and 9pm.

 

Street Appeal & Painting 

Paint and other repairs to the front of the building have now been completed, using the colour approved at a prior AGM and consistent with the rest of the building, which brightens the entrance and sees the repair to damaged ceiling, walls and unsightly graffiti.

Entrance Lobby Furniture & Fire Compliance

During Fire Engineering and Certifier reviews it was highlighted that Entrance Lobby forms part of the emergency fire exit, this is because the Fire Escape stairs discharge into the Entrance Lobby, and places some unique constraints on the building.  The committee obtained clarification from Fire Engineer and Certifier about the constraints, quoted below...

 

"All linings around the entry lobby are to be of non-combustible construction. Furnishings within the entry lobby are to be minimal and also non-combustible. This is to be checked every six months as an essential service.

 

Examples of non-combustible materials include metal, concrete, stone, brick, ceramic tile, and cement. Glass is also likely to be acceptable, as it is acceptable for inclusion in external walls required to be non-combustible under the Building Code.

 

Examples of materials that are combustible and would NOT meet the fire engineer’s requirements include timber, plastic, foam, textiles, and all upholstered products."

 

As a result of these constraints, the committee considered options for new fire compliant lobby furniture.  The committee reviewed multiple options and approved the purchase of a 200cm grey concrete bench that will arrive this week to replace the non-complaint lounge that is now relocated to Level 5 Recreational Area.

The photo above shows three concrete benches and the largest to the left rear is the same size as the bench that will be placed in the entrance lobby.

 

Other Fire Compliance Updates

For many years we have been working with Fire Engineers and Certifiers toward a new Certificate of Classification that was required due to implementing Lift and Stairwell Security, Garage Door Security and other items identified through investigation.

 

I made a personal commitment that I would personally manage this project, and with the support of the committee and the Body Corporate, I am extremely pleased to confirm that we have now received the Certificate of Classification.  This document has been added to the Resources page on TankTower.com.au

 

There is still more work to be done in relation to Certificate of Classification for Level 18, the Lift Room and the Level 5 Recreational Area and I will continue to volunteer significant amounts of my personal time to ensure that this important project is also completed at minimal cost to the Body Corporate.

 

Social Media

I have recently undertaken a review of the social media presence for Tank Tower, and have identified that there is a Facebook Unofficial page called "Tank Tower aparments" which has the incorrect spelling of apartments. 

 

I am working to have this page removed or merged into the new official Facebook page called "Tank Tower Apartments" with the intent of improving our social media presence.  Please show your support for the new page by Liking it!

 

Recent News

The Queensland Government recently released updated information related to Roma Street Station redevelopment, and are now using the term "Brisbane's Grand Central".  For more information on Brisbane's Grand Central Station see the links below.

In other local news, Cbus Property and Nielson Properties have lodged a development application for a 38 story commercial tower located at 205 North Quay corner of Herschel Street.  For more information on this development see the following link:
