Tank Tower - 2019 Major Project - Weeks 3 & 4 Update

Tank Tower has now started the Major Project, approved late February at the AGM, and this newsletter provides a weeks 3 & 4 update.

Week 1

Tile Bed & Top Layer of Waterproofing

During Week 3 the tile beds were completed and top layer of waterproofing was completed on Friday 19th of April.  A week of rain then followed, impacting the top layer of waterproofing, which then needed to be removed and resulted in a one week delay. Some work was able to move forward during the wet weather including new overflows that were drilled.  Toward the end of Week 3, the weather cleared up, waterproofing top layer was reapplied and dried early in Week 4 ready for tiling.

Podium Level Apartment Glass Doors

During the delay to the waterproofing and tiling, the team were able to make good use of the podium balcony area to install the modified sliding doors and new glass.  The doors required modification to reduce the height of doors due the installation of the new hobs mentioned in Week 1.

Water Impacted Podium Level Apartments - Interior

While the podium level exterior waterproofing and tiling work moves forward, and while the Lots are not inhabitable, the affected podium level Lot owners are taking responsibility for the interior repairs.  The extent of water ingress issues became clearer when carpet was pulled back.

 

Mouldy carpets, caused from water ingress between the podium level slab and walls, highlight the reason why the Body Corporate is undertaking waterproofing work. 

 

Lot owners are making preparations to have old carpet removed and new carpet installed as soon as the waterproofing repairs are complete.

Painting

Painters were not due to be on site until June, and were able to bring forward their schedule so that they could start work in Week 3.  During Week 3 the painters made good progress in areas protected from the rain.  New paint improves the presentation for the Lots on Levels 1-4.

Tiling

Early in Week 4, with the waterproofing complete the tiling was able to start.  The image below shows the new tiles that match the project completed last year.

Pool Lights

During Week 3, and while the pool is emptied, the Pool Lights were repaired.

 

Next Steps

Some of the work expected this week, subject to weather, includes...

a) Podium Level Tiling & Fitting of Stainless Steel Drains

b) Exterior Paint Repairs

c) Rooftop Waterproofing and other repairs

 

Noisy Works

There maybe infrequent periods where some noise will be experienced, but the noise will be much reduced when compared to the first few weeks of the project.

 

Builders hours

Approved work hours are between 8am to 5pm Monday to Friday, and 9am to 3pm Saturday. 

 

Car Parking

The builder has been allocated several car parks during the project.  The two visitors parks on Ground Floor should remain available to visitors.  We remind you that visitors also have the option to park in the paid parking station at 40 Tank Street.

 

Driveway

The builder will occasionally require exclusive use to the driveway parking bays, so please ensure the office staff are aware of any furniture delivery or removals several days in advance.

 

Lift Use

One lift has been allocated to builders during the project and will have protection installed.  Occupants can still use the lift allocated to builders.

 

Level 5 Pool & Gym

Level 5 Pool & Gym remains shut through to project completion.
