Our Fall Season has been absolutely spectacular! The amazing display of autumn colors throughout the valley as well as our first snowfall are all good indicators leading to our next season. The end of daylight savings takes place this weekend (Sunday, November 5th) so don't forget to set your clocks back an hour. Currently the local market continues to see a fair amount of sales activity throughout the Gunnison and Crested Butte real estate landscape. Available property inventory has been one of the biggest challenges and interest rates have jumped yet again. Currently today’s average for a 30 yearr fixed rate is 8.527% APR. Hopefully the Feds will try to maintain this current rate through the end of the year.

Gunnison Market

Update

From our MLS feeds we can see that here in the south end of the valley we closed out October with $102.9M in sales volume year to date; putting us $26.9M above the sales volume at this time last year. Another $17M is currently under contract putting us on track for another great year in real estate!

 

This year’s average sales price is also up an incredible 20.6% to $651,439 from $516,724 and inventory is still moving rather quickly. We remain in the throws of a strong Seller’s Market due to the lack of homes and land now on the market.

Crested Butte Market

Update

In the north end of the valley we closed out October with $245.2M in sales volume year to date. That puts us $22.6M below the sales volume at this time last year; however another $37.1M is currently under contract.

 

The average sales price is up 18% to $1,442,489 from $1,179,813 and available inventory is still the biggest challenge in the north end of the valley as well.

New Construction Data

For 2023, January 1 - September 30th, Gunnison County has issued 128 building permits, the town of Crested Butte has issued 15, and the Town of Mt. Crested Butte has issued 9. For a more in-depth look at building permit data throughout the valley, click here.
