2018 Annual Real Estate Statistics

It's that time of year to look back at 2018, see how we did, and what I think will happen in our local real estate market in 2019.

 

The number of single family properties sold in 2018 in Sarasota County is flat versus 2017, but median sales prices are rising.  An increase in new listings and months supply of inventory in 2018 is usually good news for home buyers, who will have more options and possibly better opportunities to negotiate with sellers.

 

There were a couple of trouble spots in 2018.  Sales in the city of Venice fell 12% versus 2017.  Sales in North Port, technically home of The West Villages and new construction homes, fell 3%.

 

If you're thinking of buying a home in these areas this year, now is the time.  Builders are offering incentives, and almost every home I've been showing has been reduced from the list price.

The Mark in Sarasota

The Mark continues its rise in downtown Sarasota.  This luxury condo is absolutely massive, covering more than 2 city blocks.  If you're interested in a new construction condo that's in the middle of all the downtown activity and attractions, contact me for more information.  Prices for a 2 bedroom, 2 bath unit start in the $800's.

The Pearl

The Pearl is an exclusive 8-unit luxury condominium on prestigious Golden Gate Point.  Each unit features airy outdoor living spaces with beautiful tropical views.  The design theme here marries art deco with contemporary finishes.  11 foot ceilings and an open floor plan contribute to the feeling of spaciousness for these 2500+ square feet residences.  Prices start at $1.5 million.  Walk to Marina Jack and all downtown Sarasota amenites and attractions.

New Venice FL Condos Coming Soon

A new condominium has been approved, and is coming soon to a 7 acre site at the foot of the KMI Bridge in Venice.  Tentatively called Porto Vista, up to 40 luxury waterfront condominium residences will be built at Fisherman's Wharf Marina.  If you're familiar with Che Vista condos on Venice Island, Porto Vista is by the same builder.  As your Venice and Sarasota new construction home specialist, I'll keep you up to date with news and photos of the construction progress.

Woodleaf Hammock Sneak Peek

Woodleaf Hammock is one of the latest new home communities in Lakewood Ranch that's about to open for sales soon.  Here's the first look at the community pool, sales office and model home.  91 homes are planned.  There's not a lot of information about Woodleaf Hammock available now, but expect lower HOA fees than many other Lakewood Ranch communities.  Follow me at facebook.com/lakewoodranchdavid for updates.
