WeedCo Returns Tomorrow

Last Friday October 11, WeedCo sprayed the weeds in the unpaved alleyways and the Median. This Friday, October 18, they will be back to add water. 

 

According to WeedCo, "Watering is crucial for the pre-emergent to activate. We ask all pet owners to pick up pet toys & keep pets and little ones off area sprayed until the product dries and aerates then it is considered safe. One hour is sufficient.”

The GVTH5 community is looking GREAT - let’s keep it that way! Monsoon season is over and the cool weather of fall is almost here which means it's a good time for each of us to “clean up” any overgrowth of weeds or trimming of trees in our yards.

 

To help our homeowners with this task a curbside bulk pick up has been coordinated with Republic Services. (Click here to view informational flyer - and see what is allowable!)

 

Please be reminded of our CC&Rs #19. Landscaping: “Each owner is solely responsible for maintaining that owner’s landscaping and must keep both the front and back yards in a neat, clean, and well-maintained condition and free of weeds and debris. 

 

All trees and other vegetation planted in the residential site shall be kept trimmed to not measurably interfere with the views from neighboring building sites or grow into any other residential site, easement, alley, sidewalk or common area.  All dead vegetation must be removed in its entirety. Palm trees must be kept trimmed and free of dead, loose fronds due to unsightly nature and fire hazard. Any fallen part from trees, shrubs or plants must be raked from yard, properly and promptly collected and disposed of in a timely manner.  Due to safety concerns, any landscaping, plants, and yard waste that falls on sidewalks, easements and common areas must be removed within (7) days.”
 

As Monsoon season has ended, the moratorium on weeding has also come to an end! The Property Management Committee will resume inspections in November. If your front or rear gardens are filled with weeds, expect a call from a member of the Committee.

Thinking of Improving Your Property?

Please remember, before you make any changes to your property, we all must adhere to CC&Rs #21- Potential Improvements:

 

“Prior to any exterior alteration, modification, change or construction of any improvement upon a residential site, the owner must obtain written approval from both the Architectural/Property Management Committee and the Board of Directors. 

 

The owner must submit to the Architectural/Property Management Committee:

a). A properly completed Architectural Alteration Request form which can be downloaded from the HOA website here.

b). Two complete sets of specifications for the proposed improvement; and

c). Any required permit(s) from Pima County.

 

Such specifications shall include a residential site plan showing the location on the property in question of the building, wall fence, coping or other structure proposed to be constructed or altered, together with the proposed color scheme thereof:” (click here to read complete requirements)

We Need Your Cooperation!

In 2022, our membership gladly accepted our neighbor Ken Humfleets’ willingness to volunteer his time and expertise in the maintenance of our front yard lampposts.

 

At the same time we approved funding for the items needed to properly maintain the lamppost. This included bulbs, black spray paint, photo sensors, and replacement of lens. Until recently, we have all benefitted from the constant attention Ken had given the project.  The proof of his upkeep could be provided when walking or driving through the neighborhood at night - and noticing that every lamppost is working and the neighborhood was well lighted.

 

Here’s our dilemma;

Our CC&Rs #4, clearly states: Owner’s Responsibilities (b),“Each homeowner must maintain the original yard/street lamp in conformity with existing and established design, height and location in yard.  It shall be furnished with a photo-electric cell for night lighting, and no inside-the-house switch shall be permitted. Burned-out bulbs and failed photo cells must be replaced and lamp post repainted regularly in same original black color.”

 

Therefore and because: the lampposts are located on the homeowners “private property,” GVTH5 Board have been advised to receive the homeowners permission in which a GVTH5 lamppost maintenance volunteer can access the property safely and properly maintain the lamppost. In an effort to meet this requirement - a GVTH5 volunteer (currently, Ken Humfleet or Bill Wells, Jr.) will contact the homeowner and ask permission to access their property.

 

It is the hope of the GVTH5 Board that each homeowner will give permission to the volunteer to provide this service.  If a homeowner chooses not to give permission - the upkeep of the lamppost will be the responsibility of the homeowner.

General Election Mail in Ballots: must be returned and received to Pima County Recorders office by Tuesday, October 29, 2024. It is suggested that you mail your ballot at least seven calendar days before Election Day (Tuesday, November 5th).
