The installation a pool heat pump was completed a week ago, is one of the most energy efficient ways to heat a pool, and has an expected life of 10+ years. The old gas heater, consistently unreliable from installation and replaced at no cost by the installer yet still failed after 3 years, has been removed, gas disconnected, removal of the gas service imminent and gas meter, resulting in no future gas costs and expected savings to the body corporate. Further heating and water savings are made possible through the replacement of the old pool cover, now being deployed each evening and retracted each morning by the onsite manager. Each year the pool is impacted by glass debris, so in December a new pool cleaner was purchased that is used on a weekly basis to clean the pool. The pool cleaner is also used when glass is found in the pool, automating the collection of glass debris, reducing costs and pool closure times. |

Fire Compliance & Basement Update The committee continues to progressively address maintenance, fire compliance and other repairs as planned, budgeted and approved at last AGM. The basement had occasionally flooded, resulting in half a meter of water in the basement where all services are locating including electrical, internet, gas, lifts and more. The root cause of the issue was a combination of fire pump failures combined with a crushed storm water pipe running down the driveway. The driveway repairs were undertaken last year, and the basement has remained completely dry. The replacement of a rusted fire door frame in the basement has been completed, along with several fire door repairs to various lots, and lift cables have been replaced under a flooding insurance claim with associated costs recovered from the insurer. Several flood preventative measures have been implemented, including a fire pump notification system that alerts the building manager and committee if activated, and in the event of future flooding the building now has an emergency pump connection point for a plumber to rapidly remove any excess water. |

Presentation & Security Improvements This year the committee budgeted for minor improvements to security and presentation. Improvements have been made to the lighting and paintwork of the side entrance to improve night time visibility of the security cameras. The bin room roller door was also replaced, with minor improvements to facilitate one additional recycle bin. |

Roof and plumbing repairs Minor roof repairs are approved, including the repair of a down-pipe near level 18 that has been making noise that can be observed during high wind. Budget and AGM Planning 2022 This year the budget was set in awareness of COVID-19 uncertainty, including significant reduction to the levies following several years of major projects and repairs. Ongoing minor repairs have been conducted throughout this year to sustain a secure, safe and presentable building. The committee has an upcoming meeting where initial topics will be discussed in preparation for a budget meeting ahead of the AGM early 2022 so please contact me if you have any questions or suggestions.
