Tank Tower - 2019 Major Project - Week 2 Update

Dear Owners & Residents,

 

Tank Tower has now started the Major Project, approved late February at the AGM, and this newsletter provides a week 2 construction update.

Various concrete repairs

This week various concrete repairs were undertaken to ensure the building remains structurally sound.  These issues were generally the result of water issues, poor waterproofing, age, or other environmental factors.  Treating concrete issues early helps to reduce the severity of issues, and therefore keep costs down over the long term. 

 

While contractors were on site an additional repair was conducted to one of the Lots on Level 7 that was identified as having a similar concrete issue.  That repair was completed for $220 including GST, a significant saving compared to leaving it for for another few years.

Pool area concrete repairs

During an engineering inspection the area under the pool was identified as having concrete issues, some of which were caused by storm water run off over a period of about 10 years. 

 

Concrete repairs have now been completed to a structural column and floor area, and the area has been waterproofed to prevent future issues.

Podium Level Balcony Waterproofing

This week the podium level apartment balconies were waterproofed with the first two layers of waterproofing membrane.  Flood tests were then conducted to confirm the integrity of the new waterproofing membrane, and the test confirmed that no water was found inside the apartments.  This is a significant achievement because both of the podium level apartments had previously experienced water inside, including wet carpets, even after light rain.

Tile beds

Following on from the waterproofing, the tiler has now progressed to installing the tile bed.  The new tile bed will ensure that the falls are correct so that water will drain away from doors, walls and toward drains without any water pooling on the balconies.

Next Steps

This coming week an additional layer of waterproofing membrane will be installed over the tile tile bed, followed by new drains, and then new tiles.  Painters are also available to start work next week.

 

There maybe infrequent periods where some noise will be experienced, but the noise will be much reduced when compared to last few weeks.

 

Builders hours

Approved work hours are between 8am to 5pm Monday to Friday, and 9am to 3pm Saturday. 

 

Car Parking

The builder has been allocated several car parks during the project.  The two visitors parks on Ground Floor should remain available to visitors.  We remind you that visitors also have the option to park in the paid parking station at 40 Tank Street.

 

Driveway

The builder will occasionally require exclusive use to the driveway parking bays, so please ensure the office staff are aware of any furniture delivery or removals several days in advance.

 

Lift Use

One lift has been allocated to builders during the project and will have protection installed.  Occupants can still use the lift allocated to builders.

 

Level 5 Pool & Gym

Level 5 Pool & Gym remains shut through to project completion.
