Why do staged houses sell 70-80% faster and for up to 6-20% more than homes left vacant when selling (National Association of Realtors)????

 

Let me give you a real-life example from a vacant staging job in a charming craftsman house that we recently completed in Evans City, for Realtor Jay Mosby with BHH.  This house has the typical characteristics you would expect from a house of this age.

By staging it, 1) the feeling of being "home" and emotionally loving the house, is right there in front of the buyers. 

 

And, 2) buyers don't focus on its flaws, but instead see the positives -- how they could live there-- if they bought the house.

 

The pictures above and below will further demonstrate these two critical points.

 

In the empty living room above, your touring buyers would quickly notice a few 'price-eroding' things:  "Look how there different color stains on the floor from an area rug.  I don't like the black on the fireplace, the floor looks too shiny, and what are those grates doing in the floor? That mantle looks too small to use. I don't even know where to put our couch in here...."

 

But if it were staged, (see above picture on the right), those same things are still there, but they don't stand out like a sore thumb. They are not hidden, but simply are not noticeable anymore. The buyer clearly sees how comfortable they would be living there.

And now...Part Two...

 

#3   Without Furniture, There Is No Frame Of Reference 

 

How big is the room?  Without furniture it’s incredibly difficult to tell the scale and size of a room. You’ve all heard prospective buyers look at a room and say, “Will our bed fit in here?” or, “I don’t know if our couch will fit here…” An empty room gives no perspective, so it makes it hard to tell if things will fit and leads to an overall uneasy feeling with buyers.

 

Or, what is this room for?  What do we put in here? Many times a buyer can’t even tell if it’s the living room or dining room in an unfurnished home.  Don’t keep them guessing, because it only distracts them from considering the home as a purchase.

 

 

#4   Only 10% of Home Buyers Can Actually Visualize the “Potential” of the Home

 

Nine out of every ten people walking into a vacant home have no imagination of the wonderful possibilities your home has to offer them.  They just can’t picture it.  Don’t let a simple thing like no furniture or, worse yet, sparse, limited and distracting furniture pieces ruin your sale.  Don’t take those odds; they will hurt you in the price significantly!

Everyone thinks vacant staging costs a fortune.  No! It doesn't!! 

 

At Home Transformations Staging & ReDesign, sellers with a standard, smaller-sized-room house have the choice of two packages. We break it out so you and they know ahead of time what they'll get for the money.   

 

Both of these small-room packages include everything they'll need.  All.Of.It:  the design, packing, delivery, set up, staging and destaging services for these rooms, and the first month's rental. You and your sellers do nothing except call us and enjoy the transformation!  :-)

To help you "visualize" these packages, I made this photo-graphic above.  These listing photos would be beautifully staged instead of empty, attracting buyers first by the attractive, inviting pictures, then again during the showings when they are imagining themselves moving right in! 

 

Look how many rooms are included in these packages!

1.  Our “Key Rooms” Package includes quality, on-trend staging of the key rooms of a small-sized house.  These are the rooms that, statistically, buyers like to see staged because it helps them the most with visualizing the rooms.

Included:

  1. Living room 
  2. Dining room 
  3. Kitchen 
  4. Master bedroom 
  5. One bathroom

 

 

2.  Our “Full House” Package includes the Key Rooms Package plus 3 additional rooms, including a second living room, of a small-sized house. This will really complete the look and feel of the house.  The more rooms you can stage, the better the experience will be for potential buyers. It helps fill in the “picture” for them.

Included:

  1. Living room 
  2. Dining room 
  3. Kitchen
  4. Master bedroom 
  5. First bathroom
  6. Second bathroom
  7. Family room or second living space 
  8. Entryway

 

It's important to note that EVERY house we plan is custom-designed and staged. These packages are not cookie-cutter, but all items are selected based on what the house needs to draw attention to its style and features in order to attract the most buyers.

For complete staging service for these smaller-room packages, with first month's rentals included:

Key Rooms Package:  $1550. (rentals for month two, if needed: $500)

Full House Package: $1950.  (rentals for month two, if needed: $650)

 

And of course we stage all homes to prepare them to look their best; larger houses, houses with larger rooms, or unique situations fall under the "Custom" category on our website. We devise and plan styling solutions to help present each property at its best.
