I hope you are having a busy spring in the housing market!  This month, I'm focusing on the power of staging Occupied Homes, and how you can use encouragement of these staging services to provide "over and above" marketing for your sellers!

The Value of a Consultation

1. Tell all your sellers that to get the most money possible, you are recommending that they work with someone who will design and set up each room to appeal to buyers' wants and needs.  (Um.... that would be me!)  A Consult shows them that you are serious about showing their house in its best light, and using the look buyers will love to market it like crazy.

   

       DETAILS:  Some agents include a Consultation in their listing packages.  Some have the sellers pay for it.  Some even pay for the Consultation and a followup Staging Day themselves, and the owner pays them back at closing. Whatever works for you, but the more I can do, the better the house is going to look!  Seriously, it's going to add so much value that it doesn't really matter in the long run, as long as it gets done.

 

       STATS:  In the 2021 NAR Profile on Home Staging Report, almost half the sellers' agents believed that staging increased the value of the home by up to 20%!

2.  Then they or you call me to set up a Consultation, followed by an Occupied Staging Day with Accessories, where we come back to style the owner's items and "fill in the gaps" with our own accessories.  Yes, I try to use their belongings as much as possible when styling.  But sometimes.... they need a little help to get them to the buyer-envy look we want!

    

      DETAILS:    Step 1: Consultation.  Step 2: Staging Day

When you call to set up a Consult and Staging Day, know that I will do what I can to get it scheduled ASAP for you!  Tic, Toc.... I know!  The seller will need time before and after the Consult to do their "homework" in order to make everything run smoothly.

 

      2022 PROMO!!  If your sellers call me, having been recommended by you, they will get 10% off their highest-priced occupied home service.   :-)

 

      STATS:  According to a recent Zillow survey of Realtors, hiring a professional home stager was listed as the second BEST investment a seller can make.

 

3.  You and they will be amazed at the transformation, and buyers will love the house!

   

      DETAILS:  I have not had a seller yet who didn't see the tremendous difference a Consultation made. The transformations in each room will demonstrate your dedication to doing what you can to go "over and above" for your sellers. And, if I am scheduled to do a Staging Day with Accessories, you can schedule your professional photographer to come as soon as I leave!

 

      STATS: According to NAR, over 95% of buyers are online FIRST, before they visit or even call you!  Photos of beautifully pulled-together rooms will attract more buyers.

 

(The most effective way I have seen this process done by Realtors is to encourage the Consult then the Staging Day with Accessories.  Work out payment however you feel comfortable, knowing that the less initial barriers sellers have, the better.)

 

 

In the end, the sellers are the winners $$$, YOU are the Rock Star Realtor who made it happen, and their friends are your new clients!   :-)
