Welcome to the Spring edition of our newsletter! As the weather warms up, we are so excited to be spending lots of time outdoors - hiking, biking, and just hanging out in the backyard. We added a new raised bed to our garden setup and can't wait to start growing. Our hearts go out to all of the local businesses who have been working tirelessly to adapt to the many changes this year. Thank you so much for checking out our newsletter and we hope you and your families are finding joy in the beautiful weather we've been having! Jake and Rachel Russell |

RECIPE CORNER: More plant-based recipes! There are a handful of plant based food blogs that I frequent for meal inspiration. One of my absolute faves is Caitlin over at https://frommybowl.com/ Both recipes I am sharing today are from her blog, and they definitely don't disappoint! If you try one of the recipes from our newsletter, snap a picture and send it our way 📸! We'd love to see! I'm always looking for new plant-based meal inspiration! If you have a favorite vegan recipe, let us know...maybe we can feature it in one of our upcoming newsletters! Lot's of love -Rachel XO |

Here’s the latest update from Jake!: Well I’m actually kind of speechless! I know I keep repeating that it's a Seller's market in all of my updates, but I’ve never seen what we are experiencing right now. Normally, offers coming in at $100,000 more than list price would be unheard of considering the market range that we’ve been working in. It's very competitive for buyers out there, but that doesn't mean there isn't potential for opportunities to come your way. Just make sure you are working with an agent who can act fast and is experienced at composing a solid offer on your behalf. There has never been a better time to sell! Let me know if you have any further questions and want to chat! -- Jake -- |

| | The Laneway Solution: Infill Properties: For an urban planner, they’re called infill homes, but you may refer to them as laneway houses. We’re talking about infills added to residential properties, as the term is also used commercially. Any new or replacement building on an old lot is technically an infill, but in contemporary use, it often describes a second house built on a single lot. | | |

| | Neighborhood Guides- The Rural Charm of Hudson, Quebec: About 30 kilometres from Ontario’s eastern border and 60 kilometres west of Montreal sits the rural town of Hudson, Quebec. The Towne of Hudson, a municipality of Greater Montreal, was officially established when the villages of Hudson, Hudson Heights, and Como amalgamated in 1967. While the town designation has only been official for a little over a half-century, Hudson has been populated since the 1700s when the region was still considered New France. | | |

| | Diary of a real estate developer: "The following is an abbreviated timeline of my first development project. There are a lot of details and side stories that have been omitted, but this gives you a good idea of what you’ll need to go through if you want to get into land development." -Written by Derrik Libawski | | |

| | Wood Paneling: Not Just The Stuff of The ‘70s: Wood paneling has been synonymous with ‘70s rec rooms, dart boards, and generational lakeside cottages for decades. It was forgiving, versatile, and a budget-friendly option to quickly elevate a basement or living room decades ago. Classic wood paneling still has its place, but its integration in modern design is gaining traction. | | |
