Michael Fitzgibbons and Chad Latham have opened a new Locations Real Estate Group office in downtown Portland this month. The new office is located at 594 Congress Street, near Congress Square and next to Starbucks in the Historic Hay Building.

The Hay Building History...

The Charles Q. Clapp Block, more colloquially known as the Hay Building, is an iconic “flat iron” style building in downtown Portland, Maine. It was constructed in 1826, having been designed by renowned Portland native architect Charles Quincy Clapp, who was responsible for a number of other influential and iconic buildings in the City of Portland. As of its acceptance onto the National Register of Historic Places in January of 1978, it had housed a pharmacy on its first floor continually since 1841, when pharmacist H. H. SALES AND VALUES UP IN NOVEMBER!

In a press release to the media today (December 19th), Maine home sales increased 2.86% comparing November 2018 to November 2017. The median sales price (MSP) was $219,000, a 9.5% increase in that same time period. NAR reports that existing home sales were down and prices up nationally and in the northeast comparing November 2018 to November 2017.

Our Last Closing For 2018

315 Richardson Road, Hiram, Maine

Sometime in late September of this year we received a phone call from the seller of 315 Richardson Road, Hiram, Maine. She was interested in meeting with use to learn more about our listing package, more specifically our marketing program. She had listed twice prior and this would be her third time around. We booked an appointment and met with the seller on October 3rd.  She was very excited about our presentation and said that she would like to list her home with us but it would not be until April of 2019. The house was about to be winterized and she would be leaving for the winter. We asked if she would consider holding off with winterizing the house and let us list the property through November.

We listed 315 Richardson Road, Hiram, ME on October 25th, 2019 for $195,900. It was previously listed for $189,900. Within the first 10 days we had 14 showings. One buyer prospect drove up from New York the second day. Many came from MA and NH. We had multiple offers and went under contract on day number twelve. Our last closing for this year was this past Monday. The sale price was $195,900.
