As the Summer comes to an end, it feels like the heat of the market is starting to cool off a bit. It could be part of a season swing, but with the atypical market conditions we've been experiencing it is still hard to tell. What I can say, is that inventory levels are slowly rising and buyers are now having more to choose from. Average days on market still hovers around 20 days in Bend as a whole, but we are starting to see a lower list to sales ratio, which means that the frantic bidding wars are dying down and we are swinging back towards a normalized market. Keep in mind that this is a slow transition! We are still in a strong sellers' market, and well priced listings that are seen as a popular product are still getting the attention that they deserve. A large amount of inventory is needed to feed the pent up buyer demand that continues to exist. If you need any insight into a specific niche of the market, give me a ring! - Greg
