On Wednesday, May 11, 2022 P.A.’L.A.N.T.E. Harlem, along with local residents, community leaders and local elected officials, joined forces to urge the New York City Council to stop the conversion of 34 Morningside Ave in Harlem. The current proposal for 34 Morningside Avenue would expose the building and surrounding area to increased gentrification and displacement. P.A.’L.A.N.T.E. strongly advocates for the City to fulfill its original promise of affordable homeownership offered by Tenant Interim Lease Program (TIL) and focus on empowering current tenants and their local communities rather than developers and their future profits. |

Alma Realty Behaving Badly Again |
We are getting ready to fight Alma Realty/GVS Properties in Housing Court. These folks just don’t want to do right by the tenants of the Hamilton Heights Tenants Association. They continue to put families at risk. Simply put, they have not learned a thing after our court case at 600 West 161 Street case- GVS Properties v. Vargas: “Since the building as presently configured varies substantially from what the certificate of occupancy permits and that the health and safety of all building residents are affected, the landlord is barred from collecting rent for the entire building.” The tenants, in this case, were represented by this year’s gala honoree, Jesse Gribben of Himmelstein McConnell Gribben & Joseph LLP - a tenant law firm that we are proud to call one of our strategic legal partners. |

Hold the line on stabilized rents, NYC: It's a moral and economic imperativeLast month, during the annual Rent Guidelines Board (RGB) deliberation process that determines next years' rents for about one million rent-stabilized apartments, or nearly half of the city's rental market, landlord advocates called for rent increases upwards of 9%, drawing on one of the four commensurate rent adjustment scenarios presented to the board by the RGB staff. |
