Take a good look at what this dining room looked like for the initial listing pictures. This room most definitely didn't draw buyers in! This house was listed in this "hot" market for over a full month before they called me in for a Hands-on Consultation with Accessories. Ever had that feeling when you know your sellers' occupied house isn't going to show as well as you hoped it would? You know it could appeal to more buyers and sell for more, but it lacks what buyers want to see and feel. These homeowners were in a panic-- they had put an offer on a house they wanted, and were now realizing that their house wasn't attracting buyers like they thought it would. These sellers contacted me directly. But as a Realtor, how do you bring this up before the listing goes live, and not send your sellers running in a panic to another listing agent?! Here's what has worked for other Realtors. You say to all your sellers, occupied or vacant: "I work with someone who specializes in getting houses ready to sell. I'd like you to give her a call and see what she proposes. 724-302-HOME." Two days after our staging transformation, at the very next showing and before the Realtor reduced the price, the buyer took one look around and said, "It looks so much better than the listing photos did!" and he made an immediate offer at the full asking price! When talking to your sellers, you don't even have to say the word, "Stager." Just don't. Most people misunderstand what "staging" means, so reframing it this way makes much, much more sense to sellers! It is really a seller's mindset shift. Sellers and Realtors alike are always amazed by the difference small or large key changes can make! Here's another room we transformed, using mostly their items, in that same house: |

This office was not appealing to buyers. The large desk and valances dominated the room, distracting the buyers from the beautiful windows. I moved the desk to another wall, and replaced the valances with panels from the smaller windows instead, finishing it off with a bench from their basement and a comfortable chair found in another area of the house. |

Perhaps you've had that same feeling when it's a vacant house that's going up for sale. You know that buyers are drawn to staged homes. Buyers spend 8 minutes on average in a vacant house, but 44 minutes in a staged house. Why is this? Because buyers will not make any emotional connections in an empty house, yet we know buyers buy on emotion. Vacant houses that are staged sell for up to 20% more and 80% faster.
