It's been a busy month on all fronts for us here at Aspen Grove. Mike Keefer embarked on a different kind of environmental journey, focusing on the Aral Sea catastrophe in Central Asia, he was invited as a guest and speaker to present his environmental solutions to a United Nations conference in Nukus, Uzbekistan. During Mike's absence the team has been working very hard to develop costing so as to advance the project. |

Where will I put my skis? With the ski season just around the corner some of you may be concerned with condominium living and sports gear. Do not fear. Aspen Grove has you covered. Brainstorming with local hardcore athletes, we've kitted each suite out with lockable gear storage at parking level, around 100 ft² in the fourplex and 200 ft² in the triplex, allowing for easy transfer of outdoor adventure goodies. The Rosslanders additionally suggested generous mud rooms so we've given you over 100 ft² to boot (literally). Designed by Kootenay locals with Kootenay living in mind. | | |

Meet Greg Seib We are happy to welcome Greg Seib as an integral member of the Aspen Grove project. Greg has 24 years experience building in the West Kootenay and has owned his business, Seib Contracting Ltd., for 14 years in Trail, BC. Seib Contracting specializes in high-end custom homes so along with his local knowledge of sub-trades we are stoked to have him on board as our General Contractor. As a Journeyman carpenter and cabinet maker, his attention to detail is carried throughout his work and can be seen in his impressive portfolio. Foundation Design Foundation design is a highly specialised avenue of structural engineering. The foundation is fundamental to the success of a building, as the name suggests. The load of a building must be transferred uniformly to the surrounding ground, this can be complex especially with large load bearing buildings. Some of the many factors associated with foundation design include how much weight or force the existing soil can withstand, the composition of the soil, the depth to which the soil freezes in the coldest time of the year and the Groundwater table. We are working with T2M Engineering Ltd. who are a young, dynamic consulting firm established in Calgary, Alberta in 2014 but now primarily based in Invermere. Financial Modelling Our main task has been producing a viable financial model so that we can develop fair and competitive pricing each home. As you can imagine, there are lots of elements to amalgamate before we can officially announce the price of each unit. Our analysis suggests that many projects fail due to not paying due diligence to this crucial element of successful project management. Due to the topography of our site, earthworks and the foundation to be one of the most substantial costs of the project and we are going to get this right. We feature foundation design and why it is so important and introduce our general contractor, Greg Seib in this month's issue. |
