Tank Tower - 2019 Major Project - Weeks 7 & 8 Update

Dear Owners & Residents,

 

Tank Tower is nearing completion of the Major Project, approved late February at the AGM, and this newsletter provides a weeks 7 & 8 update.  The project is now more than 90% complete.

Pool Glass

During Weeks 7 & 8 new capping and a glass barrier was installed around the pool.  The glass barrier was installed to improve safety, addressing a potential fall hazard that prevented the use of the pool cover.  Tank Tower pool is heated, and gas usage rates are anticipated to reduce when the pool cover is returned to service.

Cafe Sprinklers and Pipe Painting

Our committee has worked tirelessly to clarify fire safety requirements for Tank Tower.  Fire compliance presents multiple challenges with many parties involved including Queensland Fire Emergency Services, Fire Engineers and Fire Certifiers. Following the installation of cafe sprinklers was required it was identified that the sprinkler pipes required painting and this has now been completed.

Finalising Podium Lot Waterproofing

The remaining waterproofing work was completed for the podium level lots, followed by the last flood test, and then the installation of screed to ensure water correctly falls toward drains.  Additional layers of waterproofing membrane were then applied, and while there was some rain during the work, the use of a high powered fan helped to accelerate waterproofing membrane drying to prevent spoilage (a lesson from prior weeks!).

Finalising Podium Lot Tiling

Tiling work for the final podium level lot has now been completed, with new drains installed and silicon due to be finalised this coming week.

Tower Rooftop Waterproofing

The tower rooftop waterproofing was completed during weeks 7 & 8.  An engineering inspection undertaken in 2018 had identified that the waterproofing membrane was in need of replacement.

Next Steps

Some of the work expected this coming week, subject to weather, includes...

a) Completion of the remaining podium lot tiling work

b) Level 5 foyer cleaning

c) Render and paint repairs to the George Street side of the building

 

Noisy Works

There maybe infrequent periods where some noise will be experienced, but the noise will be much reduced when compared to the first few weeks of the project.

 

Builders hours

Approved work hours are between 8am to 5pm Monday to Friday, and 9am to 3pm Saturday. 

 

Car Parking

The builder has been allocated several car parks during the project.  The two visitors parks on Ground Floor should remain available to visitors.  We remind you that visitors also have the option to park in the paid parking station at 40 Tank Street.

 

Driveway

The builder will occasionally require exclusive use to the driveway parking bays, so please ensure the office staff are aware of any furniture delivery or removals several days in advance.

 

Lift Use

One lift has been allocated to builders during the project and will have protection installed.  Occupants can still use the lift allocated to builders.

 

Level 5 Pool & Gym

Level 5 Pool & Gym remains shut through to project completion.
