This is a marketing edge that you need when listings are so hard to get! Buyers WANT to see that ideal home! They EXPECT to see something HGTV-worthy! They are not satisfied with imagining how it could be, or able to see past the seller's "stuff" without doing some major price-eroding calculations. |

Our Realtor's "Fast-Track" Pre-Listing Consultations can only be provided through Realtors. These provide the seller with 1.5 hours packed full of customized selling tips for their home, and are at a special Realtors' rate of $125. (As an alternate, your sellers can pay the regular rate of $200 for a consultation investment.) During this very-informative pre-listing in-home consultation, we use a 9-step process in each room to respectfully but kindly tell and show your sellers EXACTLY how to best prepare their home before presenting it to the market, while getting a maximum return on their investment. We show them how to highlight the positive and find solutions for the negatives. We leave no stone unturned! We tell them EVERYTHING they need to know as far as what buyers want to see in their house, specifically, item by item, AND how specifically how to make this happen in their house! We walk outside and through each room of the home with the owner and give customized, easy-to-follow suggestions framed within our DIY Seller’s Action Plan. We apply the data and facts about what buyers want while we develop their plan, thoughtfully using their items and with their budget in mind. When we're done, they'll have a completed Seller's Action Plan that will remind them, room-by-room, exactly what to do to be ready for photos and showings! If accessories are needed, we can provide rentals appropriate to each house and room, as well as other hands-on staging services for sellers that need more support. We also offer another hands-on pre-listing consultation where I spend an extra hour with the homeowner, actually transforming some rooms as we go, taking them from "lived-in" to "Ready to Sell" in no time! This is called the "Pre-Listing Consultation and Transformation Combination" (just say "The Combo," because who can remember all that?!), and it really helps owners who need more direction or need to see it to believe it! A home gets 5x's more views on its first day of listing than on subsequent days (Redfin), and more in-person tours during the first week on the market. A new listing gets 3x's more views in its first week on the market than at any time after that. Launching your homes fully prepared by staging is KEY to getting more interested buyers, resulting in faster sales at higher prices. |
