In the last few months we have continued to watch and monitor the requirements placed upon us in respect of reasonable measures to be put in place to assist in managing the COVID 19 risk.
The hand sanitiser dispensers are located at the entrance to the common office parts and please do use on entry and exit and encourage clients and visitors to use as well. In accordance with Government guidelines face coverings should be worn when moving around the common parts of the offices to protect yourself and others.
Where applicable a new cleaning contract has been put in place and this, we are confident has improved, the appearance and the quality of cleaning. If there are any issues that require our attention then please do not hesitate to let us know.
At this time and with Level 4 restrictions in place, the sites remain open and office buildings too. It is, we consider, for each company to make their own decision and make adjustments as required to balance a working from home and the office.
As such we hope that there has been a demonstration of willingness to protect and work with companies to ensure that we are moving forward correctly and at a pace that meets all business requirements.
BUSINESS RATES REVALUATION
You may well have received a rates notice from the Assessor asking pertinent questions as regards your lease and terms and conditions contained within each agreement. This is a standard form and is the rating department gearing up for a revaluation of commercial premises. The proposal was for the next revaluation to be undertaken in 2022, but this has been postponed and we welcome the additional push back to 2023 before the reassessment will take place. This is ostensibly to give sufficient time for the market conditions to fully adjust to any post COVID effect and to reduce any shocks and provide stability and certainty to business during the recovery period.
COLDEST WINTER FORECAST FOR EIGHT YEARS
According to forecasters Britain will face its coldest winter for eight years with temperatures reaching as low at -10C as Arctic influences bring snow, ice and potential traffic disruption; this side of Christmas and into the next year. The Met office have warned of below average temperatures in December and a higher chance of winter cold spells than recent years. January is likely to be a mix of the same with the weather into February less chilly overall. As such the winter programme of gritting and snow clearing is arranged.

At this time of year we generally look forward to the next and perhaps set time aside for plans and strategies for 2021 and beyond. It is at this challenging time difficult to settle to such matters.

As such we will continue to play our part in helping to assist where we can and for us this extends to ensuring that the premises that you operate from continue to be maintained and presented in a manner that compliments your business and customers and encourages the flow of contacts and clients alike to the premises. We have been fortunate as such in recent months to have worked through with prospective tenants enquiries that have developed into new lease signings. These have included Ear Wax Specialist, The Moon Rooms, MAC Counselling and finally Equanimity. As such we are at full occupancy at the current time. But we remain open to engaging in conversations or emails over suggestions or improvements at the site(s).

Addendum. The following information extracted from the HMRC website may be of use to you:
HMRC
As you may well have noted the UK Government has extended the Coronavirus Job Retention Scheme (CRJS), Transition Update and Scams; the details are;
1.)The CJRS has been extended to 31 March 2021 for all parts of the UK. From 1 November, the UK Government will pay 80% of employees’ usual wages for the hours not worked, up to a cap of £2,500 per month. The government will review the terms of the scheme in January.
You and your employees do not need to have benefited from the scheme before to claim for periods from 1 November.
What you need to do now
- Submit any claims for periods up to 31 October on or before 30 November – they will not be accepted after this date. Claims are subject to eligibility and the rules in force at the time.
- Submit any claims for November, no later than 14 December. You can claim before, during or after you process your payroll as long as your claim is submitted by the deadline.
- Keep any records that support the amount of CJRS grant you claim, in case HMRC needs to check them. You can view, print or download copies of your previously submitted claims by logging onto your CJRS service on GOV.UK.
For claim periods from 1 December, you cannot claim CJRS grants for any days that your employee is serving a contractual or statutory notice period, including notice of retirement or resignation.

Claims deadlines
There are now monthly deadlines for claims. Claims for periods starting on or after 1 November must be submitted within 14 calendar days after the month they relate to, unless this falls on a weekend in which case the deadline is the next weekday. Your deadline to make claims for employees furloughed in November is Monday 14 December.

Stay vigilant about scams, which may mimic government messages as a way of appearing authentic. Search 'scams' on GOV.UK for information on how to recognise genuine HMRC contact. You can also forward suspicious emails claiming to be from HMRC to phishing@hmrc.gov.uk and texts to 60599.
