2022 Newsletter!

We'd like to officially welcome you to the first newsletter of 2022!!

Our holidays were lowkey and relaxing... luckily, there's never a dull moment with two excited young girls hanging around.

We were tubing, sledding, mixing up slime, learning how to make rainbow loom bracelets, going on family walks, and cuddling up on the couch to watch movies.

Now that we've all defrosted a bit from that cold snap, we are wishing everyone a fantastic start to 2022.

Thank you so much for being here!

Here’s the latest update from Jake!:

Happy New Year everyone! 2022 🥳

I'm really excited about 2022, I think it's going to be a year filled with a lot of opportunity, joy and prosperity.

There are many takeaways from the last quarter of 2021.

Obviously, we are still in a strong seller's market, even stronger now, but inventory is very low.

There doesn't seem to be any deals out there at the moment.

One saying that I've heard around is:

“You are not buying at today’s premium but at tomorrow’s discount.”

If your dream is to buy a home in 2022, expand your search, try not to fall in love with just one house, and don't give up!

Deals fall through everyday, and your offer may win on other contingencies or conveniences for the seller.

-Jake

When inventory is low and buyer demand is high, chances are you’ll receive at least one cash offer—a promise to purchase your property that doesn’t depend on the buyer acquiring a mortgage.

Buyers figure paying cash might help them stand out among multiple offers, but what’s in it for you as the seller? Here’s what sellers need to know about all-cash offers.

Report Suggests Banning Blind Bidding Will Increase Home Prices:

During the recent federal election campaign a ban on blind bidding (potentially under the federal Criminal Code) was proposed, arguing it drives up home prices.

We heard from members who vehemently oppose this proposed ban on blind bidding and understand it would greatly impact how Canadians choose to sell their home, and how our REALTOR® members aid in the journey to homeownership.

Updated CleanBC Roadmap Promises Energy Rating Tool for Homes:

This week, the BC Government announced a new CleanBC Roadmap to 2030, with more ambitious commitments to achieve its greenhouse gas (GHG) emissions targets.

As a result of additions in the plan related to the real estate sector, REALTORS® should expect conversations around energy efficiency to become an increasingly important part of your day-to-day interaction with clients.

Hollywood North: Canadian Filming Locations:

If you’re a Vancouverite who feels a bit uneasy with the familiarity of Seattle as depicted in movies, if you think a Wyoming city looks a little like Calgary on the big screen, and if you have questions about the appearance of Pittsburgh vis-a-vis Toronto while streaming a series, you might be a victim of the production doppelganger-ism inherent in the Canadian film industry.

Town’s offer of $500 serviced lots boosts population

When it came down to do or die, they chose to do. The progressive town of Smooth Rock Falls in northern Ontario came up with a plan to offer $500 serviced lots as a way to draw residents and reverse its declining population.

In 2006, after the main and only employer, Tembec Mill, closed after being in business for over 100 years, there as wan exodus of residents, says Mayor Sue Perras. “People sold their houses for whatever they could get. Some just left their homes behind.”
