Tank Tower - Maintenance and Common Area Project Weeks 3&4

Below is an update weeks three and four of our major project for 2020.  If you missed any of the prior newsletters they can be found on the TankTower.com.au News page. 

 

Level 5 Common Area - Transformed from a Breezeway to Recreational Room

With all the concrete and waterproofing repairs completed in week 2 the focus of the last few weeks has been the transformation of the Level 5 Common Area breezeway, bitterly cold during the winter months and not a pleasant or practical location to hold committee meetings, into a Recreational Room with doors, increased ceiling height, improved lighting, fresh paint and ready for furniture. 

Tank Tower original artworks that once hung in the ground floor lobby, kept in storage since the ground floor lobby renovation, have been hung in the Level 5 Recreational Room.

 

Level 5 Recreational Room Doors & Glass Pool Fence

A large glass sliding door provides weather protection and access to the side balcony, while a new swinging door has been installed where the old pool fence was located. 

 

A new glass pool fence has been installed at the top of the stairs, matches the pool glass installed around the pool last year, and brings a modern contemporary look to the pool area.  The new swinging door and pool fence have the added benefit of significantly reduced noise impact to nearby Lots when compared to the noise of the old pool fence closing!

Ways that we have managing costs during this project

These are the things we have already done and ways that we have kept costs to a minimum ...

  • Stair tiles either side of the new drain - sourced from storage at no cost
  • Border tiles - sourced from storage at no cost
  • Outdoor balcony tiles - sourced from storage at no cost
  • Pool pump room tiles - as this is not a public area and generally not visible we obtained discounted tiles at total cost of $333.72
  • Pool area external lights - sourced from storage at no cost
  • Ceiling height certification - Instead of having the ceiling height below 2.4m, which would have required a certifier to establish a "Design Solution" at a cost of $1100+, we were able to go a full 2.4 height for the required 66% of the area.
  • Chairperson's time - Throughout the project I have pitched in to keep costs down and project on schedule, including picking up items, putting items together and even pitching in with the paint preparations as seen in the time lapse video below!

Transformation from Breezeway to Recreational Room 

In week 2 the original low ceiling was removed and preparations were made to raise the ceiling height to the legal height of 2.4 metres, involving changes to electrical, sprinklers, and other essential services.  Since then the new ceiling has been installed, exposed block work around the top of walls was then rendered, undercoat and paintwork finished, electrical services reinstated and contemporary down lights fitted.

Level 5 Gym and Exterior Lighting Replacement

Other lighting repairs were completed that included replacing the old gym lights with new brighter low profile LED lights, and replacement of all damaged exterior lights with spares from storage.

Exterior Render Repairs

Two external render repairs were completed to help maintain the exterior presentation, and these involved removing the failed render, application of new render, undercoat and final paint to a high standard.

Pool Pump Room

With the pool pump room waterproofing and tiling complete, all pool services could be reinstalled.  The pool needs to be cleaned out and some pool equipment maintenance needs to be completed before the pool can be returned to service.

Finalising Major Project & Next Steps

With the major project for 2020 nearing completion, the committee will be meeting in the new Level 5 Recreational Area to finalise any outstanding items including new furniture and a review of when the area can be reopened to building occupiers and owners.

 

We understand that some owners may currently have their Lot's available for rent or sale, so please contact me if you would like to arrange access to the Level 5 Recreational Area prior to the official opening.

 

Street Appeal & Painting

The works are confirmed to start this Monday 27th of July. 

Painting of the front entrance area, cafe, and the walls either side of the driveway is approved by committee and the approved contractor has confirmed the start date as Monday 27th of July. 

 

This work will see the removal of graffiti and aims to lift the street appeal of the building, which is especially important if Tank Tower is to remain competitive for rentals and sales during these financially difficult times.
