Riverside Avenue Homes--Projected February Occupancy

 

Have you been by Riverside Avenue and San Jose Avenue lately? If so, you will see that the three homes being built on lots acquired from the City of South Lake Tahoe are nearing completion. These homes will provide ownership opportunities for moderate-income families that will use these homes as their full-time residence and could not otherwise afford a home in the Basin. The site was transferred to SJCLT from the City $1. After some initial unexpected site problems construction has begun and is expected to be completed in February. Unfortunately, supply shortages, materials cost increases and site problems have increased costs beyond initial projections.

 

Using the Community Land Trust model, these families will realize the benefits of homeownership including stable housing costs and wealth accumulation.  Through the resale restrictions in the ground lease, the homes will remain permanently affordable for future generations of families.

 

State Agency, Local Government, Related and Saint Joseph CLT Members Gather to Celebrate Commencement of Phase 1 of Sugar Pine Village

 

On October 27th representatives of the State's General Services and Housing & Community Development Departments, Tahoe Conservancy, TRPA, City of South Lake Tahoe, the Related Company, Saint Joseph Community Land Trust & others gathered to celebate the closing of financing and commencement of construction for the 68 unit phase 1 of the Sugar Pine Village project.

 

Developed by Related California and St. Joseph Community Land Trust, Sugar Pine Village is one of the first excess sites projects to break ground under the Governor’s Executive Order and is the largest multifamily housing project ever to be entitled in South Lake Tahoe. The full 248-unit project received full environmental clearances and permitting in just 6 months by utilizing Senate Bill 35 ministerial approvals. Financing for subsequent phases is underway.

SJCLT Sponsors Free Fraud Prevention Workshop. Coming Soon to Incline Village.

 

SJCLT sponsored a free Fraud & Identity Theft Protection Workshop in South Lake Tahoe. Chris Champion, former FBI agent, led the workshop that provided an overview of the latest security threats to watch out for and what to do to protect yourself. The workshop, held at the South Lake Tahoe Library, was very well attended.

 

SJCLT will be scheduling another Fraud Prevention Workshop in Incline Village in a few months. Be on the lookout for more information soon.

Coming Soon. Financial Literacy Seminar for SJCLT members and the community.

 

Financial literacy courses are starting to show up in schools throughout the country. Did you miss out? If so, SJCLT is sponsoring a free Financial Literacy Seminar in South Lake Tahoe. Dr. Jon Kingsbury from LTCC will lead the seminar that will provide financial literacy basics. The workshop will be held at the South Lake Tahoe Library.

Donating Real Estate to SJCLT Benefits the Community & Donor

 

Donating appreciated real estate to SJCLT, a 501c3 nonprofit organization, yields benefits to the community and may provide substantial benefits to the donor. There are several ways to donate:

  • direct unrestricted donation to SJCLT
  • donation to SJCLT reserving a life estate for the donor which allows the donor to remain in possession while alive.

 

We can work with you and your financial advisors to determine if a donation of real estate makes sense for you.
