Tank Tower - Maintenance and Common Area Project Week 2

Dear Owners & Residents,

 

Below is an update from the second week of our major project for 2020, and the project continues to move forward ahead of schedule.  If you missed the last news letter it can be found here

 

Driveway Pipe Camera Inspection and Repairs

The works are were delayed.  The contractor has now indicated that these works will prevent access to the garage and so we are waiting until after the major project to establish a date.  We ask that you have a heightened sense of safety for any persons located in the driveway.  

 

Sound & Balconies

We recently had an incident where a resident had a late night party with loud music radiating and revirbarating through the building at 11:30pm.

 

All residents are reminded that:

  • by-laws prevent any offensive activity that may be, or become, an annoyance or nuisance
  • to report any late parties to both the building manager on the after hours number and police.

2020 Project Update

Week 1 recap

Follow this link if you missed the Week 1 News Letter that provides information about the following items completed during week 1:

Week 2 progress

Below are the details of work completed during week 2.

 

Concrete Repairs to Level 4 & 5

Following the waterproofing work last week, preventing water from dripping through to Level 4, the team were able to remove damaged concrete on the underside of the slab and then undertake steel and concrete repairs.  Specialised equipment was required to provide access to the area under the pump room to complete the repairs over two days.

Fire Safety Related Improvements

It is a mandatory requirement to maintain the fire related services, and so as the project scope was defined with some fire services maintenance. 

In addition to planned work, involving repairs to penetrations, the team identified two major concerns that were also repaired:

  1. A sprinkler pipe had significantly corroded, and if it had failed would have resulted in the sprinkler system pumping significant quantities of water through the common area, so this was repaired. 
  2. A gap between two walls in the pump room was identified as a potential fire hazard, and so was filled with additional fire proof foam sealant to complete the work this week.

Level 5 Common Area - New Doorway to Pool, Balcony and Pool Pump Room Tiling

Following on from the waterproofing described in the last newsletter, this week the tiling progressed for the three areas.  Next week the tiled areas will be grouted and cleaned. 

Level 5 Common Area - Common Area Ceiling height design & electrical prep

In the last news letter I described the design for the ceiling height, taking into consideration the existing plumbing from the lot above, and this week the design was finalised and reviewed by the certifier. 

The final plan is shown below with several images of the bulkhead (indicated in orange), where the ceiling height essentially remains the same, and all other areas achieving a legal ceiling height of at least 2.4m or greater (indicated by dark blue).

The increased ceiling height, averaging over 20cm, and new recessed down lights will significantly enhance the volume of the Common Area resulting in the perception of a much larger space.  The images below show the original ceiling height where the paint ends, and the additional ceiling height indicated in blue.

Level 5 Common Area - Next steps

This coming week we will see the following progress:

  • Tiling works completed with grout, silicon and clean
  • Ceiling work completed and down lights fitted
  • Render to area between the old ceiling and the new ceiling to cover block work
  • Paint preparation
  • Glass swinging and sliding doors will be fitted to make the area weather proof

 

Designs for the doors were finalised this week and are included below.

After the Common Area is weather proof then the following finishing items will be completed:

  • Painting
  • Furniture

 

Security, Emergency and Trade Access

Owners and occupiers may have noticed that the old, and lightweight, key boxes were removed and replaced by larger more solid key safes located adjacent to the intercom.  A screen was installed to prevent people walking past noticing the key boxes.

    Street Appeal & Painting

    The works are estimated to start around Monday 19th of July. 

    With the key boxes now in place, and old signage removed, the painting of the front entrance area, cafe, and the walls either side of the driveway is approved by committee and Aurora is working with the approved contractor and the Cafe to schedule the work. 

     

    This work will see the removal of graffiti and aims to lift the street appeal of the building, which is especially important if Tank Tower is to remain competitive for rentals and sales during these financially difficult times.
