Much of Eagle Ranch is critical winter range for a large population of elk and deer. These animals spend the winter months in a state of near starvation. Their principal goal during these months is to expend as little energy as possible. Because of these animals’ proximity to our community, the developers of Eagle Ranch agreed to significant limitations on human activities to minimize adverse impacts on them. Those limitations can be found in the Eagle Ranch PUD Wildlife Mitigation and Enhancement Plan, attached to the Eagle Ranch Declarations, and in the Rules and Regulations of Eagle Ranch. WE STRONGLY ENCOURAGE YOU TO READ THESE DOCUMENTS CAREFULLY. Note particularly: Many trails are closed to all use from December 15 - April 15 (subject to yearly date adjustments). No more than two dogs are allowed per dwelling (with brief exceptions for new litters). No dogs are allowed on any property that does not have an adequate facility for containing the dog (fenced yard or dog run). At no time are dogs allowed to run freely. Trash cans are not allowed to be left outside overnight. They must be placed by the curb in the morning for pickup and brought in at the end of the day. Compost piles must be bear-proof. Feeding of any animal other than birds is prohibited. Violations of these restrictions will result in warnings and then fines. In some cases, there can be criminal penalties.

Like many planned communities, Eagle Ranch has design guidelines and a review process to ensure compliance with those guidelines. If you are planning to construct a home, please be sure to review those guidelines carefully with your architect to ensure that you can build the home that you want. The design guidelines apply not only to new home construction but also to many changes that homeowners want to make to their properties. In particular, the following actions must go through the design review process: Exterior painting Window replacements Additions or modifications to fencing Solar panel installation Installation of outdoor play equipment, including trampolines Landscape improvements that include soft and hard surfacing Installation of fire pits and hot tubs
If you have questions about what changes must go through design review, please contact the HOA administrator. Eagle Ranch is a dark sky compliant community. The guidelines restrict the lumens on exterior lights and require all exterior lighting to be downcast. If you are considering changing exterior bulbs or lights, you will need to assess whether the new ones are compliant with the guidelines, and you may need to go through design review. |

Eagle Ranch is full of Furry Friends and active owners. We love our pets and the area we live in to play with them! Respect your neighbors, and remember that not all animals and humans are friends. Please abide by the County Law, which requires your animal always be leashed unless on your property or at our Eagle Ranch Dog Park. Eagle Ranch has provided over 30 dog stations throughout the community. The convenient locations are for owners to pick up after their pets. Remember: There is no Poop Fairy!! Parking is only allowed on a few of the streets in Eagle Ranch. The Town of Eagle police department can assist you in determining if on-street parking is permitted in your neighborhood. The Town may allow temporary on-street parking if you are hosting an event and need additional parking for your guests. Contact the police department to inform them beforehand. At most, three vehicles may be parked in a driveway regularly. May I bring my trailer, camper, RV, to my home to get ready for the weekend of fun? All owners are allowed a “rigging” period of 2 days. This period is intended for you to prepare for your activities and projects. Otherwise, there is no storage allowed on property unless enclosed in your garage. |
