The value of a Pre-Listing, Hands-on Consultation cannot be underestimated!  I am always amazed at how many transformations we can make within just a few hours in one house. Let me take you on a little tour of a recent home....

These sellers live on a horse farmette, so they contacted me for a Pre-LIsting Consultation to give themselves every extra advantage to attract all the buyers possible for this very buyer-specific property.

At first glance, the living room looks like a generally nice room (LEFT photo, below)  Not much clutter and clean.  But is it WOWing buyers by being all it could be? Not really.  Will buyers fall in love with it and love it enough to offer top dollar?  Hmm... What I saw first was the red chair, the dark hole where the fireplace stone is, and a white fireplace rug.

So we made it all it could be (RIGHT photo, above) by just using what they had in their house already, plus they shopped for a few decor items, like the white mantle wall art, that I suggested getting. (I didn't bring in any accessories to this job.)  I worked from some of her extra decor pieces I had had her collect beforehand, and she found some additional large lanterns in her basement that we used in every room!

Here are a few shots of their dining room.  Among other things, the red curtains had to go because they were outdated, too bold, and would turn off buyers. But, we took a second set of curtains off of the window in their bedroom and used them here. Being thrifty and using what sellers already have, when possible, is the best option!
