Tank Tower - 2019 Major Project - Week 1 Update

Dear Owners & Residents,

 

Tank Tower has now started the Major Project, approved late February at the AGM, and this newsletter provides a week 1 construction update.

 

Builders start date

Builder's started on time, Monday 1st of April, and during this week the following items were completed.

 

Preparation - wall and floor protection

Wall and floor protection was installed in the relevant areas including the lots impacted by this work.

Lot 502 had glass doors removed

Glass doors were removed in preparation for the installation of new hobs.  The new hobs are to be installed to create an additional physical barrier against water rising, and provide the tilers with additional height to ensure that falls to the new drains will be correct.

Jackhammers were used to remove balcony tiles for Phase 1

Jackhammers were used Wednesday and Thursday to remove tiles, and then a large grinder was used to remove excess glue to prepare the concrete slab for new waterproofing membrane.

Hob Installation

On Friday the new hobs were formed up and had concrete poured.  With the new hobs installed, waterproofing can move forward and arrangements can be made to reinstall the glass doors.

Preparations for Pool Rectification

During the week the pool was drained, and modifications to the pool pipework, removal of the water tank, and other preparations for concrete repairs and waterproofing.

Next Steps - Noisy Works

This week concrete repairs to the pool area & Level 4 carpark will continue and there maybe periods where jackhammers will be used, but the noise will be much reduced when compared to last week.

 

Final preparations for waterproofing of the podium level lots is expected to complete.  Waterproofing the balconies may start, weather permitting.

 

Builders hours

Approved work hours are between 8am to 5pm Monday to Friday, and 9am to 3pm Saturday. 

 

Car Parking

The builder has been allocated several car parks during the project.  The two visitors parks on Ground Floor should remain available to visitors.  We remind you that visitors also have the option to park in the paid parking station at 40 Tank Street.

 

Driveway

The builder will occasionally require exclusive use to the driveway parking bays, so please ensure the office staff are aware of any furniture delivery or removals several days in advance.

 

Lift Use

One lift has been allocated to builders during the project and will have protection installed.  Occupants can still use the lift allocated to builders.

 

Level 5 Pool & Gym

Level 5 Pool & Gym remains shut through to project completion.
