Happy October, neighbor!

 

As the leaves begin to change and the air turns crisp, we're excited to share some fun updates and important news with you this month. Whether you're getting ready for Halloween or just enjoying the season, we hope this newsletter helps keep you in the loop and feeling connected to our wonderful community!

 

NEW HOA WEBSITE!

 

We’re thrilled to announce the launch of our brand-new HOA website! Our board recognized the need for a central hub where you can easily find all the important information about our community—not just our bylaws and covenants, but everything you need to know about who we are and how our HOA operates.

 

Transparency is essential for understanding what’s happening in our neighborhood, especially with a new board coming in at the end of the year. We want to ensure they have everything they need to continue our community’s success!

 

We’ve dedicated many hours to putting together this resource for you. You can explore it and find details about our events, financials (we are still waiting on dues from 16 homes), historical information, meeting notes, newsletters, and presentations. We’ve also included information on how our non-HOA neighbors can get involved, how to become a local business sponsor (deep discounts for HOA members), and the option to set up a quick online profile for easier communication.

 

We genuinely appreciate your feedback as we work to improve the site. If you notice anything we missed or if something seems incorrect, please don’t hesitate to reply to this email or fill out this form. We’d much rather address it together than have any misunderstandings in the unofficial Facebook group.

 

OCTOBER FUN

  • Halloween is almost here, and we want to make it a fun one for the neighborhood kids! We’re putting together a Google Map to show which homes will be handing out treats on Thursday, October 31. If you’re going to be handing out treats, just click here, type in you address, and press "add to map" on this collaborative Google Map. Let’s make Halloween extra special for everyone!

  • Yard sale this Saturday, October 5 starting at 8am. There are multiple homes participating. Feel free to join in or go shopping!

  • Food truck for this month is Roy's Big Burger - back by popular demand! Join us on Attems Court on Monday, October 21 from 5-7pm.

 

DIGITAL COMMUNICATIONS

 

We really need your assistance to ensure effective communication within our community! We are aiming to collect 100% of the email addresses for homeowners in our HOA. Currently, we only have one email address per home, but we know that many households have multiple homeowners listed on the mortgage. Here are a few important reasons why this is crucial:

 

  • Regular Newsletters: We want to keep everyone informed with regular newsletters. Until now, we've relied on an unofficial Facebook group, but we’ve heard your requests for a more focused, HOA-specific communication channel. Email is the best way to achieve this!

  • Budget Constraints: With rising costs for landscaping and fallen tree removal, we simply cannot afford the expenses associated with mailing letters. Each communication would cost us $139 in stamps, plus printing, envelopes and manpower.

  • Bylaw Updates: Our bylaws haven’t been amended since 1990, and this outdated framework is creating significant challenges for our board. We need your input to modernize them!

  • Community Surveys: For instance, we recently conducted a speed survey that ran for seven months on our website but received participation from only 67 out of 191 homes (about 38%). Unfortunately, this low turnout means the county won’t take any action. To effectively advocate for our community, we need to ensure that everyone’s voice is heard and email is a better way to achieve that.

  • Efficiency: In today's digital age, gathering email addresses is the most efficient way to ensure everyone stays informed and connected.

 

We kindly ask that you reply to this email with 1) the number of homeowners on your mortgage, 2) each of their names, and 3) each of their email addresses.

Finally, please remember that your HOA board is made up of fellow neighbors volunteering their time to help our community thrive. We do this out of love for our neighborhood. We really appreciate your support, understanding, and of course, a kind word or two always brightens our day!
