Hi Everyone!!

 

Welcome back to our newsletter!

 

We are so excited that Summer is here.  The garden is growing, our daughters are splashing in the lake.  There are many Summer Birthdays in our family, so there will be lots to celebrate.  It's easy to be grateful for this beautiful community we live in. 

 

We will be spending as much time as possible hiking, biking, and swimming.  

Jake has a pretty serious activity routine, if you ever want to join in - just give him a call!😉

RECIPE CORNER:

I really enjoyed sharing a sweet treat and a dinner meal in our last newsletter.  So, I'm sticking with that and offering two VERY yummy recipes that I make all the time.  Enjoy!! :)

And the Real Estate market is moving again!

But not a lot of choices to choose from yet!

 

I know I mentioned it before in one of my latest Instagram posts 

(click here to see post)

but it feels to me like a Seller's market (for homes priced under $700,000).

 

Not a lot of inventory on the market at the moment!

I was curious to see what the 'MLSⓇ Home Price Index' would estimate our home would sell for in the current market (contact me anytime if you want me to run your property through the system).

 

After inputting the required values, the system gave us a value of $555,800

This estimation is based off 'historical Home Price Index" trends, and the original selling price of $380,000 in 2011.

 

In my opinion, this value is a bit low, just based off of comparables I've seen selling in our area.  Also, I am emotionally invested in our house and feel that it is worth more ;)

 

But, it acts as a good ballpark figure to factor in to the list price that you choose when going to sell your home.

(**Note- I would not recommend solely using the value given from the "MLSⓇ Home Price Index" as your "list" price if you are thinking of selling your home)

 

In most circumstances, hiring a professional Real Estate Agent will enable the Seller to negotiate $20,000-$30,000 in their favor.

In other news:

 

  • Coldstream and Vernon are making headway in allowing secondary suites within homes
  • They have a new zoning designation in Coldstream called "R1's" - and the process of getting a suite seems to have simplified — “The intent of the Residential Single Unit with Secondary Suite Zone is to accommodate single detached dwellings with a secondary suite on standard lots”
  • The cost in Vernon to have an assessment done is $90, where as the cost in Coldstream is $1500

Here’s an excerpt of what the City of Vernon told us we would need to do to legalize our basement suite:

Good to see you yesterday and to help try to figure out your suite. The following is a list of requirements to make your suite legal, safe and ready for occupancy.

 

A building permit will be required for completion (applications are on line or at the CSB building), application to include;

1.    Drawings showing current space and use for rooms

2.    Drawings showing proposed use for rooms including fire separation wall, suite area to be 90 square meters or less

3.    Current title showing owner

4.    Basic site plan showing parking and access

5.    Completed application form

6.    A business license to operate the suite

7.    Access to egress to be hard surfaced, possible handrails as discussed

8.    Photo electric smoke detectors to be installed in both bedrooms and a carbon monoxide/smoke combo in the common area. These alarms to be interconnected with the main living unit

9.    Range hood will be required to exhaust to outdoors

On a side note -  there are some bigger sales happening in our area now……
