Welcome to March's issue of The Realtors' Newsletter! Spring is in the air! (Well, maybe not yet, but it's coming!) And we all know what that means....! While you gear up for the spring selling season, here are some things that will help get you off on the right foot! |

1. When any sellers (and their belongings) will be living in the house while it is for sale. The way we live in a house is different than how buyers want to see a house. Buyers buy on emotion, and want to see the life they aspire to. We keep this in mind during every consultation. We can usually work with the furnishings and accessories the seller already has. We suggest low-cost purchases if needed, as well as address floorplans, flow, maintence, window treatments, lighting, artwork, accessory placement, collections, storage, cleaning, updates, and how to live there during the selling process. How fantastic would it be for every house you list to look its very best for photos and showings? :-) |

This is an example of our "Pre-Listing Consultation-Transformation-Combination," (can you say that fast, 3xs!??) where an extra hour spent actually working with the client to 'magically' transform one or more rooms right before their eyes! Some clients need this hands-on approach to get them started. We also have a regular "Pre-Listing Consultation" that is two hours of blissful house-prepping advice! :-) We also can follow any consultation up with an optional hands-on staging day package, using their and/or our accessories. Except for the Realtors' "Fast Track" Consultations, we encourage the homeowners to be the ones to make the investment in a consultation and staging days. |

Have an occupied house with a willing-homeowner that doesn't need a full 2-hour consultation? I am now doing "Fast-Track" Consultations that last 1.25 hours, and are only $125. Homeowners buy on emotion. Sure, the location needs to be right, and the price, but buyers will pay more for that home that gave them the feeling of the life they are aspiring to. An empty room doesn't provide that for buyers. Nor does a cluttered, crowded room where they are distracted by all the "stuff"! Which photos below do buyers aspire to? Which ones evoke warm and fuzzy emotions? Left or right? |
