SJCLT RIVERSIDE PROJECT WORKFORCE HOUSING CONCEPTUAL PLANS AVAILABLE FOR REVIEW On February 11th the City awarded SJCLT an option to acquire 3 adjacent lots on Riverside Avenue between Alameda and San Jose Avenues. SJCLT explored the possibility of providing 4 or 5 units on the site, however, due to site constraints including setback restrictions and the desire to be compatible with the surrounding residential neighborhood, it was decided that 2 2-bedroom and 1 3-bedroom homes would be appropriate for the site. These ownership homes will be priced to be affordable to households earning no more than 120% of Area Median Income (El Dorado County median income for a family of 4 is currently $86,300). Conceptual plans for the site and floor plans are now available for review and comment. Please provide your comments by July 20th.

TAHOE (Tahoe Affordable Home Ownership Enabling) PROGRAM MOVING FORWARD SJCLT is advancing development of the TAHOE (Tahoe Affordable Home Ownership Enabling) Program that will: - provide financial support to Tahoe Basin low and moderate-income employees & full-time residents find affordable ownership opportunities
- enable SJCLT to directly purchase homes to be placed in the permanently affordable home portfolio
- provide financial assistance to existing ow & moderate-income Tahoe Basin residents at risk of losing their homes.
The TAHOE Program Fund has been established at the El Dorado Community Foundation and initially seeded with $100,000 from SJCLT. The fund has established an Advisory Committee including representatives from SJCT, Chris Proctor, Administrative Director, Barton Center for Orthopedics and Wellness and Hellen Barclay, Branch Manager, Chase Bank. TAHOE Program documents are being finalized and outreach to South Shore real estate brokers, lenders and escrow agents will be underway soon. A fundraising campaign will be launched to increase available funds for the program. Once we have met with real estate brokers, lenders and escrow agents to review the program we will announce that applications from qualified low/moderate-income Tahoe Basin employees and full-time residents are ready to be accepted. SJCLT and City of South Lake Tahoe staff are discussing ways in which existing City programs and potential grant sources may be used to leverage TAHOE Program funds to expand homeownership opportunities for Tahoe Basin low/moderate-income households. These opportunities may be presented to the City Council in the near future.

TRPA UNVEILS TAHOE LIVING: HOUSING & COMMUNITY REVITALIZATION STRATEGIC INITIATIVE Since the 2012 Regional Plan was adopted, TRPA's intent has been to shift the course of development onto a better path. There are many angles TRPA has taken, but this month at it's Governing Board meeting, TRPA rolled out the Tahoe Living: Housing and Community Revitalization Strategic Initiative. This initiative directs more of the dwindling number of the basin's residential development rights to be used in the affordable and achievable housing marketplace. SJCLT, as a Community Stakeholder member of the Working Group, will be participating in this TRPA initiative.

TAHOE HOME CONNECTION LAUNCHES NEW WEBSITE A new website launched by Tahoe Home Connection will now help local workers more easily find housing in South Shore. Tahoe Home Connection, a community-based organization in South Lake Tahoe aims to strengthen the local workforce by generating new rental capacity. Tahoe Home Connection reaches out to second homeowners to encourage them to rent their home to a local seasonally or long-term, when the home is not in use. Through the new website, potential renters can contact homeowners through a secure system that protects both the renter and the homeowner’s privacy. Homeowners who want to rent their home using a property manager can request property management services through the website. They can also self-manage the property through the website. Tahoe Home Connection is a one-stop-shop for renters looking for housing in the South Shore. The organization is a fund of the El Dorado Community Foundation and is looking to expand its programming by offering renter training classes and other tools to help improve matches between renters and second homeowners.
