Tank Tower - Window Replacement Project over 30% complete!

Dear Owners & Residents,

 

The window replacement project continues to progress well, with over 30% of the work completed.  All apartments from 704 to 1704 have had windows replaced.  The BRS team have moved onto apartments 603 to 1703 and are making good progress, having already completed work on several apartments.

 

As a result of some poor weather, BRS published a new schedule which is now available on the TankTower.com.au Resources page.  Weather impact has been minor, but has caused some delays and inconveniencefor some apartments.

 

The committee has reviewed the requirement for privacy screens, and will prepare a motion for the next AGM.

 

Some occupiers have reported minor damage during window installation.  All damage needs to be reported to building management so that rectification can be discussed with BRS.

 

Reasons for the Window Replacement Project

Window replacement project is being undertaken because the Body Corporate had an engineering report conducted in 2013 that identified multiple issues.  The engineering report highlights:

  • Existing windows were the incorrect size
  • Board had been used to fill the gaps above windows due to incorrect sizes
  • Existing windows had been installed without a water proofing membrane
  • Existing windows had incorrect seals
  • Existing windows had insufficient fixing points

 As a result of the above, under certain weather conditions apartments suffered water ingress that may or may not have been visible to apartment occupiers.

 

New windows address all of the issues identified and provide increased light into rooms.

 

Ways that you can prepare

We recommend that Lot occupiers do some preparation to the bedrooms where the windows are to be replaced.  Suggestions include:

  • Visit TankTower.com.au and subscribe to the newsletter updates
  • Regularly review the latest schedule found on the TankTower.com.au Resources page
  • Remove any unnecessary items from the bedroom including and especially valuable and fragile items.
  • Any items that cannot be removed should be moved away from the windows

 

Impact to car parking

The carpark on Level 1 will be allocated to BRS for their exclusive use and will not be available for visitor parking.  Additional visitor parks may also be allocated to BRS during the building work.  We recommend you advise your visitors to park in the paid parking station at 40 Tank Street.
